We are advertising in different websites and different ways and for that reason we do not offer online booking to avoid double bookings. Please call or email us to discuss your booking .

We are a small business and  cancellations can affect us dearly, other clients might have lost their chance to book that date as their vacation .  For that reason we are charging a deposit of 25% non- refundable unless we can book the room successfully in that case we have a $50 dollar fee. The full amount is payable 14 days prior arrival. We do try to help out in case of an emergency and rebook it if is possible please advise us as early as possible if you have a need to change a date. Our rates are based on double occupancy , in full price booking we may be able to give you single rate depends of the date , please call us with your questions.

The whole house rental means exclusive use of the house and the outdoor areas as a flat rate  the maximum number of guests we can host is 12 . We do want everybody to sleep comfortably and we are not offering cots . Please note that we do live in the house it is not a self -serve guesthouse , we offer full service during your stay. Outside caterers or cooking are not allowed but we are very flexible and practically very likely able to work with your budget and vision. Of course small snacks and drinks all welcome , we have a second kitchen all for your use.

****Please note that any of our discounted sale packages are non-returnable and due to the nature of our business ( meaning that most booked long ahead of time) not changeable. We have limited number of rooms and limited weekends, we urge our guests to book early and save disappointment.

Please understand that Bed and Breakfast is running as an operation very different than a Hotel, we do not have stuff, we live in the house and in many ways we are more flexible than again other ways we cannot be as flexible as a Hotel. We want all of our guests to have the same great experience in our house and we aim for excellence in our service. Thank you for coming and hope to leave us as a friend!
